Exterior:  Metro Brick – Parkway – thin brick veneer on primary elevations facing the Union Hill historic district with Metro Brick – Charcoal – accents. Remaining elevations are Hardie Board fiber cement hardboard with PVC, wood and cast trim accents.
 
Foundation: Insulated concrete form (ICF) conditioned crawlspaces mounted on reinforced concrete grade beams on 37 hollowbore micropile footings.  All crawls fully sealed with polyurethane lining over passive radon ventilation system.
 
Framing: Advanced framing techniques throughout with 2”X6”X10’ exterior walls on the first floor, 2”X6”X9’ exterior walls on the second floor and 2”X6”X8’ exterior walls on the Penthouses.  Interior walls are 2”X4” will 2 hour rated insulated fire walls  between homes.  All sub-floors 5/8” moisture resistant Top Notch 250.  Roof base covered with ZIP green, fully taped decking.  Exterior walls have OSB covered in housewrap and rainscreen.
 
Porches: Poured concrete and block porches covered in either column supported roof or glass and stainless steel awnings.
 
Floors:  5” wide natural solid Maple on first two floors, natural cork on third floors.  All full baths have tile floors.  
 
Roofing:  Mansard roofs are re-cycled rubber slate tiles.  Decks covered with walk on membrane roof materials. Penthouse roof is topped with tapered insulation covered with a low albedo membrane.
 
Windows: Windows on primary elevations facing the historic district are Jeld Wen. Siteline Clad, double hung, one over one wood with aluminum clad thermopane, Low-E, argon filled, insulated glass with .25 U factor and .20 SHGC.
 
Windows on non-historic elevations are 1” triple pane custom vinyl with Low-E, argon filled, insulated glass with a .20 U factor and a .27 SHGC.  Sliding glass doors are 1” tempered Low-E, argon filled, insulated glass with a .24 U-factor and .20 SHGC.
 
HVAC: Water Furnace Series 3, dual capacity, 5 speed blower, geo-thermal 4 zone “Intellizone” controlled ducted system with full house Energy Recovery Ventilation (ERV) system.
 
Insulation: Grade beam insulated with R-15 rigid foam to a depth of 24”, ICF crawlspace has 4” rigid foam R-22 walls. Exterior 6” R-26 wall cavities contain 2” closed cell foam and 4” of cellulose.  R-62 roof insulated with open cell foam. All doors, windows and penetrations are foam sealed.
 
Plumbing:  Main lines are ¾”. Secondary lines are ½” Aqua PEX.  All hot water lines are R-4 insulated with an ACT D-Mand hot water re-circulating system coupled with a 50 gallon Energy Star hot water tank with catch pan with drain.
 
Fire Protection:  In addition to the 2 hour rated fire wall between each home, brick and cement fiber exteriors, each home has a UPONOR residential fire safety sprinkler system.
 
Net Zero Ready:  The front roof decks will be pre-wired for optional solar panels.  Based on a preliminary HERS rating of 44, there is adequate room to support enough panels to become a Net Zero home.

 Electric Car Charging:  Each home will be provided two off street parking spaces.  One of which will contain an EVATRAN Plugless electric car charging station to provide induction charging capability.

Storm Water Management: Walkways and parking hard surfaces will be covered by permeable pavement to reduce water discharge.  All downspouts will be directed to a BMP or rain garden water catchment system to retain rain water on site.
 
Exterior doors:  All entrance doors are Jeld Wen smooth insulated steel doors with wood and aluminum clad thermopane insulated glass transoms.
All sliding patio doors are Custom Vinyl, insulated, low-E, Argon filled, doors with a .24 U factor and a .20 SHGC.
 
Master Bath:  Tile floor with curbless walk in shower with Black Brushed Limestone tile floor, 3” X 6” Subway tile walls and floor to ceiling glass panel.  Double vanity cabinets with soft close drawers. Lighted mirrors and low flow showerhead and faucets and Sterling Karsten dual flush toilet.
 
Full Bath:  Crossville “Shades” tile floors and Calypso Wavy Blanco tile tub enclosure.  Double vanity cabinets with soft close drawers.  Low flow fixtures and a Sterling Karsten dual flush toilet.
 
Powder Room:  Natural solid Maple floor, single vanity. Low flow fixtures.

Interiors Doors: Solid wood panel doors with pocket doors where appropriate.
 
Interior Finishes:  All paints and stains are Low or No VOC.
